When looking for a new place, a lot depends on the market. During covid, we had a seller's market and housing shortage. People were desperate to get a place to live, and negotiations didn't exist.
Let's fast forward to a normal market. Housing, like all goods and services, can be negotiated. Terms, lump payments, etc can all be discussed. Providing testimonials, referrals and other favorable data can always swing things to your side!
The price is usually set, and most landlords have multiple tenants inquiring. So, like with a job interview, you have to think creatively. First, you must make sure you are a desirable tenant. Good rental history, credit, and a steady job that can cover your costs put you towards the top. Being a friendly neighbor, quiet, and respectful are additional attributes that really help out. No landlord wants to start hearing neighbor complaints about parking, noise, or just being rude. Be a good human, get cheaper rent.
The length of the lease is a great spot to start negotiating. 2 years of a quality tenant means less work, less stress, and less worry. This always is worth cheaper monthly rent and landlords definitely are interested in that. But first, they have to want you for 2 years, so you must be a great tenant!
Security deposits are always brutal. Most places don't return much of the deposit, which makes sense if you are there for a few years. Wear and tear happen, and new carpets and paint aren't cheap. So, now you have to start over. We aren't like most rental agencies. We allow deposits to be split over the first 3 months. Again, we only do this with great tenants that we want in our homes. We believe in helping people get on their feet and get a place to stay. Hell, we even hire our tenants haha!
Another option for negotiation is utilities. Ask for one of them to be included, or all. Landscaping (lawn mowing) is a chore. You could offer to do it yourself in exchange for some lower rent. Adding flowers, watering, and making the house have great curb appeal is very attractive to landlords!
These are some things you can negotiate, and just like with anything, make sure they know, like, and trust you first. It will help get some things included!
