Being a landlord isn't the easy peasy job many have portrayed it to be. The job is only as good as the tenants. As Covid displaced many people, landlords are seeing many new tenant types.

How does one sort the quality tenants from those that aren't an ideal client?

Background checks, deposits, and applications are pretty common, but do they actually work. In Denver, application fees are capped, so what you can do to pre screen is limited by that regulation. It may help to think outside the box.

Take a core values test. They are free. If you align core values, it is likely you will have a better tenant-landlord relationship.

Check out their social media. LinkedIn can tell their professional side, TikTok can tell their least appealing side. Do they have accounts? Are they willing to share them? Are they public? These can help tell how a renter behaves and will treat your property.

Ask for references. Most people just have friends and family act as references. Can you contact their boss? Previous landlord? These people could have great information!
